What To Fix and How to Fix It
Now that you've had the opportunity to see your home through the eyes of a home buyer; you will quickly evaluate what is in need of repair. Experience shows, that for every $100 worth of needed repairs, buyers will estimate those repairs to be three to five times more costly. Buyers will at best, reduce their offers by 'their' estimated amount of repairs; at worst, they will not make an offer to purchase.
You want to sell your home. That's why it is so important to make the necessary repairs prior to staging. You may decide to do this work on your own, or you will choose to allow us to help you manage the process. We have developed long term relationships with many high quality service providers in the areas of, termite inspection, plumbing, electrical, concrete, roofing, heating / air and drywall to mention a few. With our expertise, we will help you identify the important items that need your attention.
Design Staging & Consultation
We will use our experience to objectively access your home and view it through the eyes of a home buyer. We work with many designers and home stagers in our area and have developed an excellent eye for detail and know what is important in preparing to show your home. By this time we have already done our research about other homes in the nearby areas, checking on what has sold and what is on the market. This information gives us and you a guideline for opportunity.
Technology today offers a wide range of tools for every buying and selling situation in real estate. Through our social media and networking lists, we stay connected with our clients by allowing us to consistently provide new information about real estate, what's happening in the market as well as information about us. We want our clients to have access to us, in fact, many of our clients have become our greatest advocates. Your listing on our website will of course be among others. Getting Other Agents Interested
Upon your approval, we will schedule a specific day and time for a Broker caravan, to get as many area agents and brokers through your home as possible. The purpose for this is so they can assess the home for their potential buyers and also give us critical feedback about how your property 'shows' in comparison to the others in the area. The more traffic we get through your home the better opportunity we have to sell it.
